CGT on long-held property is more complex than most people expect. The cost base is almost always higher than the purchase price alone. Records from years ago are often incomplete. And the ATO expects certified evidence for figures that cannot simply be taken from a contract of sale.

This guide walks through how CGT is calculated on Australian property, what the cost base actually includes, when a retrospective valuation is required, and how to get the numbers right before you sell.

How CGT on Property Actually Works

The Basic Calculation

Capital gains tax is not a separate tax in Australia. It is the tax payable on the capital gain from a property sale, which is added to your assessable income in the financial year the sale contract is signed and taxed at your marginal rate.

The calculation follows three steps:

  1. Subtract your total cost base from the sale proceeds to get the capital gain
  2. Apply the 50% discount if eligible (see below)
  3. Add the discounted gain to your other taxable income and apply your marginal tax rate

A straightforward example: a property purchased for $500,000 with $25,000 in buying costs, $30,000 in capital improvements, and sold for $950,000 with $20,000 in selling costs. The cost base is $575,000. The capital gain is $375,000. After the 50% discount, $187,500 is added to taxable income.

The 50% Discount and Who Qualifies

Australian resident individuals and trusts who hold a property for more than 12 months before selling are eligible for the 50% CGT discount. This halves the taxable gain before it is added to assessable income.

  5. Disposal costs: Agent commission, legal fees, marketing costs, and other expenses incurred in selling the property.

Why This Matters in Dollar Terms

Consider a property purchased for $600,000 and sold for $980,000. Without any additions to the cost base, the capital gain is $380,000. After the 50% discount, $190,000 is added to taxable income. At a 37% marginal rate, the CGT payable is approximately $70,300.

Now add $22,000 in stamp duty and legal fees, $45,000 in capital improvements, and $18,000 in selling costs. The cost base rises to $685,000. The capital gain falls to $295,000. After the 50% discount, $147,500 is taxable. CGT payable drops to approximately $54,575, a saving of over $15,000 from correctly documenting the cost base.

Keeping records of every capital improvement, no matter how long ago it was made, has measurable value at sale time.

When the ATO Requires a Retrospective Valuation

There are situations where the purchase price alone cannot establish the correct cost base, and the ATO requires a certified valuation as at a specific date in the past. These are the most common:

Converting Your Home to a Rental

When you stop living in a property and begin renting it out, a CGT event occurs. The market value of the property at the date of conversion becomes the new cost base for all future CGT calculations. Without a valuation at that date, there is no defensible starting point.

This catches many homeowners off guard. If you moved out of your home five years ago, began renting it, and are now selling, the ATO will require evidence of what the property was worth at the moment it became an investment property. Inherited Property

When a property is inherited, the cost base depends on when the deceased acquired it. The rule applies when you have moved out of the property, it is being rented, and you have not nominated another property as your main residence during that period. If you move back in before selling, the six-year clock resets from the date you return.

When It Does Not Apply

The six-year rule cannot be applied simultaneously with another main residence nomination. If you purchased a new home and treated it as your primary residence during the period your original property was rented, the six-year rule does not apply to the rental property for that period.

The 2026 Budget Announcement

Under the new rules, the cost base will increase in line with inflation over the ownership period, and CGT will apply only to the real gain above inflation rather than the full nominal gain.

The change is intended to tax genuine capital growth rather than inflation-driven price increases. Properties with growth well above inflation may produce higher taxable gains under the new system compared to the flat 50% discount.

What It Means for Property Held Now

Gains arising before 1 July 2027 remain eligible for the existing 50% discount under current rules. The new system applies only to gains arising after that date. For investors who sell before 1 July 2027, the current framework still applies in full.

Investors in new residential builds will have the option to choose between the old and new system. As legislation has not yet passed Parliament, the final implementation details may still change. If Hyde’s tuner and team owner, Jim Head, had to select a home track, the Columbus, Ohio native would also absolutely pick the standout facility in Norwalk, which makes this weekend’s NHRA Mission Foods Drag Racing Series event incredibly important for both on several levels.

Hyde grew up racing at the track, while Head will be the featured legend honored during the weekend as part of NHRA’s milestone campaign. Head also appears on the event’s commemorative ticket available for purchase, which adds to how special it would be for Hyde to pick up his first career NHRA win this weekend in the 12,000-horsepower Head Contractors and Engineers Funny Car.

Now in his second season racing for Head, Hyde continues to enjoy racing for the legendary driver and tuner, especially during what will be a memorable weekend at Summit Motorsports Park.

This year’s race will again be broadcast on FOX, with qualifying and the GETTRX Pro Stock NHRA All-Star Callout coverage on FS1 and eliminations on FOX at 5:30 p.m. ET on Sunday, June 28.

It is the 10th of 20 races during the 2026 season and this weekend’s event also features the GETTRX Pro Stock All-Star Callout bonus race and the Mission #2Fast2Tasty Challenge in Top Fuel, Funny Car and Pro Stock Motorcycle.

For Hyde, he views the weekend as a big opportunity as the season hits the halfway point. He started the year strong, hit a lull, but appeared to get back on track at the most recent race in Bristol, qualifying fourth and winning a round.

Now eighth in points, Hyde knows the chance is there to make a jump to close out the regular season. That starts in Norwalk, where a victory would be massive for the second-year standout, especially taking on the likes of points leader Ron Capps, Bristol winner Matt Hagan, Funny Car newcomer Jordan Vandergriff, Jack Beckman, Chad Green, who has two wins this season, and back-to-back world champ Prock.

“Last year we qualified decent (in Norwalk), but we didn’t race very well, so we’re hoping to turn that around this year,” Hyde said. “It would be incredible to win my first Wally at this race. I don’t know if you could write it up any better. It would mean a lot to me to be in front of my family and friends and all my hometown fans when that moment happens.

“Coming out of a good weekend in Bristol, we went out second round, but we made it down the track five out of six times. To have that confidence in the race car coming into Norwalk event, I’ve got high expectations. Jim and the guys won this event in 2024 (with Blake Alexander), so we know we’ve got a capable car. It would just be extra special to get my first win in front of the hometown crowd.”

Ashley is after his first Top Fuel win of the season, but it won’t be easy against a group that includes dominant points leader Shawn Langdon, who has four wins in 2026, reigning world champion Doug Kalitta, racing legend Tony Stewart, Leah Pruett, who won the Epping race, Bristol winner Antron Brown, Clay Millican and Josh Hart.

Matt Hartford won in Bristol and is also the reigning winner in the GETTRX Pro Stock All-Star Callout.   • Bio: While engineers design cars and drivers race them, Nelson “Jack” Edwards protected the Black hands that built them. Leaving Alabama for Detroit in 1937 during the Great Migration, Edwards immediately entered the grueling forge and foundry plants of Chrysler and later the Ford Lincoln plant (Local 900). Facing systemic Jim Crow-era discrimination inside the factories, he dedicated his life to organizing and protecting workers. In 1962, Edwards made history as the first African American elected to the UAW’s International Executive Board, and in 1970, he shattered the ultimate labor ceiling by becoming the first Black Vice President of the UAW. Edwards fundamentally changed what it meant to be an American industrial worker. He championed the legendary “25 and Out” pension plan, which allowed foundry and forge workers—who faced toxic dust and extreme heat—to retire with full benefits after 25 years. He also secured company-funded medical exams and standardized paid time off. Beyond the shop floor, UAW President Walter Reuther sent Edwards directly to Birmingham in 1963 to stand alongside Dr. King in the Civil Rights fight, and Edwards later co-founded the Coalition of Black Trade Unionists (CBTU).
